- And I'm Tim Chase with 719 Lending. - And today we're gonna talk to you about why 

it's important to have a buyer's agent in under 90 seconds. - The best part about having

a buyer's agent representing you is that it's free to you. The sellers actually pay

us to bring them qualified buyers to buy their home. - Costs them nothing. - Right?

- Costs them, it costs-- - Well, most times. - The buyers zero. - Most times, I mean 

60% of the time it works all the time. But in Colorado, you can be represented by a 

seller agent, buyer agent or a transaction broker. What does that mean? Well, when you

have an agent, you have an advocate looking out for your best interests with fiduciary

duties to you. - The other thing that we like, as a lender, is we like that these guys

have done it many, many times. When you come to a lender and you're not represented it 

makes the transaction a lot more difficult for us as lenders and it makes it a little 

bit more difficult for you because you don't have somebody in your corner helping

you go through the lending and buying process. - Yeah, so let's recap why it's 

important for you to have an agent. - It's free. - And we're your advocate. - And simple
